As I noted earlier this week, the bids were due in the Crossings Business Office on Tuesday, March 10th. Nine firms submitted bids, and the Cowell Homeowners Board of Directors is very pleased.
The bids came in between $300,000 and $600,000 for the demolition. This is outstanding news for the homeowners, since we already have $360,000 in the Smokestack fund, and are contributing another $32,000 per month. This means that we will not have to get a bank loan to finance the demolition.
After the permit process, the bidders are predicting 2 to 8 weeks for the actual demolition. As predicted, most bidders will use scaffolding, but a couple have proposed massive cranes instead.
The Cowell Homeowners Board of Directors hopes to vote on a contractor at the April meeting. Work could begin by May.

Just wanted to add a couple of things to the post by Cowellian. The entire project from “mobilization to restoration of the site had a range of 8 to 19 weeks from the contractors. The Cowell HOA has put together an evaluation committee of 5 who started reviewing the bids today and hope to have a short list down to 2 or 3 by next weekend. We’ll interview those and make a recommendation to the board then.
I hate to see the Smokestack go but given the situation, we need to do this and we will do it with care and insure that we have a good monument to it when done.
